& Associates, Inc. is a professional
management brokerage company founded in 1987 specializing
in third party property management, sales and
leasing. The company is licensed in Missouri and
Kansas. The firm is experienced in managing and
leasing office buildings, apartments, warehousing
and retail as well as being in Receivership of
offices, apartments. We have also developed and
renovated apartments, office buildings and currently
are doing an historic renovation of the President
Hotel in Downtown Kansas City, Missouri, valued
at $45 million dollars.
The firm´s principal, Ronald D. Jury, is
a Certified Property Manager (CPM) and a Certified
Commercial Investment Member (CCIM). The firm
has earned an Accredited Management Organization
Designation from the Institute of Real Estate

Asset/Property Management |

| Prior
to forming Jury & Associates,
Ron was involved with a major real estate company
managing over six million square feet of third
party office buildings and warehousing. Since
starting Jury & Associates, the firm has been
involved in the states of Missouri, Kansas, Nebraska,
Oklahoma and Texas. Jury & Associates was
the lead Asset Manager for the Resolution Trust
Corporation in 1989 in the Kansas City Metropolitan
Area and was selected in 1993 to take over 2,500
HUD apartments for the entire state of Kansas
and Western Missouri.
On behalf of our clients we
have acted as Receivers, Manager and Disposition
Brokers for many individuals, lending institutions
and government agencies. Our computerized management
reporting systems offer state of the art reports
for a wide variety of owners including institutional
clients, individual investors and judicial requirements.
Currently we focus our management efforts in
the states of Missouri and Kansas. The firm´s
desire is not to be the largest real state asset
management company in the city, rather the best
asset/property management company for our clients.

leasing and brokerage of the company has been
focused primarily on properties that we manage.
We believe no one can lease or sell a property
better than a company that knows it the best.
We have been succesful in assisting our clients
in acquisitions, management, and investment decisions
on the length of hold and disposition. This included
taking many troubled properties, and in consultation
with the owner, developing a plan for renovation,
lease-up and evaluation to either hold the property
or complete its disposition. |

& Associates has overseen construction
mangement and development of over 100 million
dollars of properties. This work has included
apartment and office building renovations, fire
rehabilitation, major repairs and maintenance,
retrofitting and upgrading, demolition and new
building development and planning. The firm is
experienced in working closely with architects,
engineers, government agencies and the owners
to ensure the work is performed accurately and
efficiently. We provide unique hands-on management
in which the principals of the company are directly
responsible for the properties. Our superior product

Accounting and Reporting |

accounting software is "Skyline" software,
the choice of many institutional and financial
investors today. We mantain individual bank accounts
for each property and customize the chart of accounts
to tailor our clients´needs. Our goal is
to provide our clients timely submissions of detailed
accurate accounting and financial reporting. Most
of our reports are delivered to the ownerships
on or before the tenth of each month. This date
can be custom tailored to fit your needs along
with any specialized reporting. This software
has been extremely comprehensive and versatile
meeting the needs of our clients. Our reports
can be transmitted by hard copy, electronically
or on diskettes to meet the clients´needs.
The
firm has provided asset/property management
services, leasing and brokerage services, consulting
services, construction management services and
property maintenance services for institutions

Corporation, Financial Assurance, Freddie Mac,
